The Rowan, a new luxury condominium project at 21-21 31st Street in Astoria, Queens, New York, has 99,458 SF, including retail, common space and 46 residential units. The retail space includes 22,000 SF spreads between boutiques, restaurants and other service-driven retailers. It also offers a fully automated 96-space parking garage. The three-story structure under the building allows the residents to call for their cars on demand using a mobile app. 

The structure has 6 stories featuring studios, single, two- and three-bedroom units that range in size from approximately 425 to 1,857 SF. Half of the apartments include private outdoor space, and some of them offer incredible views of the Manhattan skyline.

The Rowan is located in Astoria, a renowned residential area minutes away from Manhattan and close to major airports in New York City. The neighborhood is known for its vibrant and diverse food scene, cultural and commercial environment.

ULMA Solution

East-End Concrete chose ULMA’s FORMADECK drop head shoring system to maximize labor productivity and lessen the quantity of material on-site. The FORMADECK shoring system provides wide-open bays designed to use an 8x8 grid that minimizes the need for props on-site. FORMADECK increases productivity because of its drop head mechanism allows props to remain as re-shores while cycling the rest of the system for the next concrete pour. In total, 45.000 SF of FORMADECK were delivered to the jobsite to fulfill the needs of East-End Concrete and meet all the project demands.

The automatic garage is one of the main features of the building. It required extra attention and ULMA provided the 20K frame shoring system MEGAFRAME, as a solution specifically for a parking lift that required an opening in the slab from the foundation to the second floor. This opening was about 350 SF and ULMA’s MEGAFRAME provided shoring capacity over 50 ft in height. Some of the benefits of MEGAFRAME include its easy handling, fewer components for erection, and versatility that allows it to accommodate to almost most shoring heights.
